Angola, Indiana Home Inspection Services
Angola is a county seat, a college town, and the front door to the Steuben County lakes, and it inspects like all three. Downtown, the Angola Commercial Historic District runs 49 contributing buildings from about 1861 to 1960 around the mound and the Soldiers' Monument. Out from there, the town is heavily 1970s through 2000s subdivision housing, and past the city limits the housing changes again into lake property. Indiana Inspections works throughout Angola and Steuben County.
Every inspection comes with a photo-documented report written in plain language, delivered in time to matter.
What Angola Homes Tend to Need
Angola's housing is bimodal. Roughly one home in five predates 1940, and the largest single decade of construction was the 2000s. That means the inspection you need depends entirely on which part of town you are buying in.
In the older core, the recurring findings are the ones any pre-war house produces: original wiring left in the walls, ungrounded circuits behind three-prong outlets, cast iron waste lines rusted thin at the joints, and grading that has settled toward the foundation over a century of freeze and thaw. Add to that a detail specific to Angola: the city's distribution system runs roughly 75 miles of water main, and some of it is still two-inch pipe. On the older streets that shows up as marginal flow when more than one fixture runs, and it is worth testing during the inspection rather than discovering on move-in day.
Around the lakes the picture is different again. Steuben County sits on kettle-and-moraine glacial ground, which means drainage can change completely from one lot to the next, well-drained gravel on one and a filled kettle with a high water table next door. Many properties outside the city are served by the Steuben Lakes Regional Waste District rather than city sewer, and that district has been actively extending collection and decommissioning aging leach fields around Snow Lake, Big Otter Lake, and other lake lanes. If you are buying near the water, find out whether the property is on the district's system or still on a private field, and how old that field is.
For most Angola properties we recommend adding:
Radon testing on every home. Steuben County is an EPA Radon Zone 1 county, the agency's highest category, meaning predicted average indoor levels above the 4 pCi/L action threshold.
An infrared inspection on lake-area homes and anything with a finished lower level, where the glacial water table and seasonal lake levels leave traces long before visible water appears.
A sewer scope on any in-town home built before 1980, where the laterals are the same age as the older mains they connect to.
A drone roof inspection on two-story and steep-pitch homes, and on lake cottages with additions built over multiple roof planes, which is where flashing failures hide.

Angola Home Inspection FAQ
Is radon testing necessary in Angola?
Yes. Steuben County is EPA Radon Zone 1, the highest-risk classification the agency assigns. The rating is county-wide, but the number that matters is the one from a 48-hour test on the specific house, because radon levels track the soil and construction under that particular foundation.
What should I know about buying a lake property near Angola?
Two things above all: what the property does with its wastewater, and what the ground does with water. Many lake-area homes were built when private septic was the only option, and the regional waste district has been replacing aging leach fields with collection systems. Find out which situation the address is in. Then look hard at the foundation, because kettle-lake ground can put a seasonal water table right against a basement wall. An infrared scan usually answers that faster than a flashlight.
Do older Angola homes have water pressure problems?
Some do. The city system includes older mains as small as two inches in diameter, and on those streets flow can drop noticeably when several fixtures run at once. We check functional flow at multiple fixtures during the inspection so you know whether you are looking at a house problem or a street problem.
How long does an Angola home inspection take?
Two to four hours on site for most single-family homes, longer for larger lake properties or when several add-ons run together. Your report follows, typically within 24 hours. See Your Report for a sample.
Do you cover the rest of Steuben County?
Yes. We inspect throughout Steuben County and the surrounding region, including Fremont, Hamilton, Auburn, and Kendallville, along with lake properties and rural homes on private well and septic.
