North Manchester, Indiana Home Inspection Services
North Manchester was platted in 1846 and its historic district still runs down to the north bank of the Eel River, the stream the Miami called Kenapocomoco. The district takes in 159 contributing buildings from roughly 1870 to 1938, Greek Revival and Gothic Revival at the early end, Craftsman bungalows at the late end. Manchester University anchors one side of town and the Peabody community the other. Indiana Inspections inspects throughout North Manchester and Wabash County.
Every inspection comes with a photo-documented report written in plain language, so you can act on it without translating it first.
What North Manchester Homes Tend to Need
The town's own wastewater department describes the collection system as an integrated network of about 28 miles of sanitary and 12 miles of storm pipe that overflows during heavy rain, operating under a state-approved long-term control plan aimed at eliminating those wet-weather overflows.
That is the single most useful fact for anyone buying an older house here, because the historic district runs right down to the river. In the low blocks toward the Eel, a surcharged combined line and a high river are the same problem arriving from two directions. On every inspection in those neighborhoods we check where the downspouts and sump pump actually discharge, whether a backwater valve protects the basement, whether the floor drain shows staining or debris from past backup, and how any finished lower level was built.
Then there is the age of the housing. A district that spans 1870 to 1938 means original wiring behind plaster, service panels upgraded piecemeal, cast iron waste stacks at the end of their lives, and clay laterals with 100 years of tree roots over them. The houses near campus have often been rentals at some point, which usually means a longer list of deferred maintenance and a shorter list of permits.
Newer building has been limited. Chester Heights, off Ninth Street, broke ground in 2020 and is the main modern subdivision, so most of what changes hands in this town is well over 50 years old.
For most North Manchester properties we recommend adding:
A sewer scope on any pre-1980 home. With a combined system under a control plan and century-old laterals, this is where surprises live.
Radon testing on every home. Wabash County is an EPA Radon Zone 1 county, the agency's highest category, meaning predicted average indoor levels above the 4 pCi/L action threshold.
An infrared inspection on houses near the river and on anything with a finished basement, where moisture history shows on thermal imaging long after the surface has been redone.
A drone roof inspection on the older two-story houses, especially former rentals where roof maintenance may have been reactive rather than scheduled.

North Manchester Home Inspection FAQ
Is radon testing necessary in North Manchester?
Yes. Wabash County is EPA Radon Zone 1, the agency's highest-risk classification. The rating applies county-wide and the actual level is property-specific, so a 48-hour test on the house is the only way to know.
What should I check on a house near the Eel River?
Flood zone determination first. Then, in the field, lot grading, sump pump condition and where its discharge goes, window wells, and any staining, efflorescence, or repair work on the foundation walls. The combined sewer adds a second question, which is whether the basement has a backwater valve.
Is buying a former student rental a bad idea?
Not at all, but inspect it accordingly. Rentals near campus tend to show deferred maintenance, informal repairs, and work done without permits. The inspection is where you find out what was actually done, and it usually gives you real negotiating room rather than a reason to walk.
How long does a North Manchester home inspection take?
Two to four hours on site for most single-family homes, depending on size and add-ons. Your report follows, typically within 24 hours. See Your Report for a sample.
Do you cover the rest of the area?
Yes. We inspect throughout Wabash County and the surrounding region, including Wabash, Warsaw, South Whitley, and Huntington, along with rural properties on private well and septic.
