Pierceton, Indiana Home Inspection Services
Pierceton was laid out in 1853, named for President Franklin Pierce, and incorporated in 1866. The Pennsylvania Railroad depot went up in 1867 and still anchors the historic district, which runs along North First Street from the tracks south to Catholic Street. A fire in 1895 took out the entire west side of that street and it was rebuilt immediately, which is why so much of the block dates to exactly one moment. Indiana Inspections inspects throughout Pierceton and Kosciusko County.
Every inspection comes with a photo-documented report written in plain language, which matters in a town where nearly half the houses are older than the electrical code.
What Pierceton Homes Tend to Need
Pierceton has the oldest housing stock of any town we serve. Close to half of it was built before 1940, the largest post-war addition came in the 1960s, and almost nothing has gone up since 2000. If you are buying here, you are almost certainly buying a house that predates modern wiring, modern plumbing materials, and modern insulation practice.
What that produces, over and over: original knob and tube in the walls and attic, sometimes still energized and sometimes buried under blown-in insulation, which is a real fire concern rather than a theoretical one. Service panels that were replaced without upgrading the circuits behind them. Galvanized supply lines corroded shut from the inside, which shows up as weak flow at the upstairs fixtures. Cast iron waste stacks rusted thin at the joints. Clay laterals under a century and a half of tree roots. Stone and soft brick foundations that need pointing and want water directed away from them.
One thing Pierceton does not have is a flooding problem. The town has no lake or river inside its limits, and it sits high on the Packerton Moraine, a glacial ridge that stands well above the valleys around it. The moraine is built of till mixed with sand and gravel, which drains better than the clay flats east of here. The tradeoff is hummocky ground, where conditions can change noticeably from one lot to the next, so we still pay attention to how a particular property sheds water rather than assuming the whole town behaves the same.
For most Pierceton properties we recommend adding:
A sewer scope. In a town this old, on original clay laterals, this is the add-on most likely to find something worth negotiating over.
Radon testing on every home. Kosciusko County is an EPA Radon Zone 1 county, the agency's highest category, meaning predicted average indoor levels above the 4 pCi/L action threshold.
An infrared inspection, which on pre-1940 houses shows missing insulation, air leakage, and electrical hotspots that a visual inspection cannot reach.
A drone roof inspection on the older two-story houses, whose steep pitches and dormers are unsafe to walk and impossible to judge from the ground.

Pierceton Home Inspection FAQ
The house is from the 1800s. Is it worth inspecting?
More than a new one, honestly. Old houses are often structurally excellent and their problems are in the systems, which is exactly what an inspection is good at finding. We will tell you what is original, what has been updated, what was updated badly, and what is going to need money in the next few years.
Should I worry about knob and tube wiring?
You should know whether it is there and whether it is live. In housing this old it frequently is, and the real hazard comes when someone blows insulation into an attic over conductors that were designed to shed heat into open air. We look for it, note where it is, and tell you whether it is still carrying load.
Is radon testing necessary in Pierceton?
Yes. Kosciusko County is EPA Radon Zone 1, the agency's highest-risk classification. The gravelly moraine soil under Pierceton is permeable, and permeable soil moves soil gas readily. A 48-hour test on the house is the only way to know.
How long does a Pierceton home inspection take?
Two to four hours on site for most homes, and older houses often run toward the longer end because there is more to document. Your report follows, typically within 24 hours. See Your Report for a sample.
Do you cover the surrounding area?
Yes. We inspect throughout Kosciusko County and the region, including Warsaw, Winona Lake, Larwill, and South Whitley.
